Which Homes Are Selling in Camberley Right Now?

Despite more homes being on the market and fewer active buyers than a year ago, well-priced family homes in Camberley are selling. But the market isn’t easy. While there are buyers out there, it's more a question as to whether your property matches what they’re looking for. 

In this blog, we’ll look at the types of homes selling, those that are struggling, share personal insights, and look at a market snapshot. 

So, what type of homes are selling right now? 

Family homes in and around Camberley remain sought after – for first-time buyers, those upsizing with older children or for downsizers. We’re fortunate that Camberley has an evergreen appeal thanks to the array of highly rated schools, local amenities and good transport links.  

These factors are reflected in the continued demand for detached and semi-detached homes that are within school catchment areas of the most popular (and frequently oversubscribed) schools such as Gordons School, Prior Heath Infants, Ravenscote Junior School and Tomlinscote School.  

It’s also noticeable that active buyers right now want finished ‘move in ready’ homes rather than a project that needs further investment, but pricing remains important to attracting interest as there is lots of choice for buyers. 

And what homes are currently sticking?  

Apartments and flats (leasehold properties) are proving trickier to sell, with many staying on the market for far longer than we’d ordinarily expect. Pricing seems to be less of a factor here, with it being a supply-and-demand issue. From conversations with buyers, we're finding that many first-time purchasers are increasingly focusing on starter houses rather than apartments, even if it means delaying a move for longer. 

Elsewhere, homes of all types and in all price brackets that visibly need immediate renovation or remodeling are attracting less interest. This is perhaps due to the array of choice and availability of more ‘finished’ properties, and the high cost of borrowing money. 

What we are seeing

We are not ‘volume’ agents like some Camberley estate agents on the high street, so this is admittedly a small sample size. But, having taken on three new instructions in quick succession before Easter – and later agreed sales on all of them – there remains demand for family homes in this area.  

The listings in question were all at different price points and catered to different profile buyers, with two detached and one mid terrace home. The guide prices ranged from £420,000 to £800,000, but what they all had in common is that each was competitively priced. The result was that all of them achieved the guide price or within 2.5% of it. Two sales were agreed very swiftly, and the other took a little longer at eight weeks after losing the first buyer. 

Market snapshot 

Looking at housing market statistics nationally in England and Wales, residential home listings are at an 11-year high. And locally, the number of homes for sale in Camberley GU15 and GU16 in 2026 is 5% higher than at the same point last year. To give context, at the time of writing (in June), there are 542 homes listed for sale across GU15 and GU16 on Rightmove.  

It’s clear then that supply is currently outstripping demand. This is backed up by Rightmove and Land Registry data, which showed that the number of property sales agreed for Camberley in April 2026 was down -3% year-on-year versus 2025 figures. Moreover, the average sale price in GU15 and GU16 slipped to £509,835 (also down –3%).

The last word  

The key question for Camberley homeowners looking to sell isn't whether the current market is perfect, as it isn't! But rather, it’s whether your home is likely to appeal to today's buyers. If it's well-presented, well priced and in a sought-after location, there remains demand. Most of the homes struggling to find a buyer are those that require significant investment or are priced as though market conditions haven't changed. 

All that being said, timing is also an important consideration in the Camberley market. With the school summer holidays less than a month away, waiting until September to sell may be the smarter play. We now know that we’ll have a new Prime Minister by then, hopefully bringing fresh impetus to the economy and more buyers to the property market.
