Camberley is a mid-sized town situated within the Blackwater Valley and, according to the most recent Census data, has a population of around 40,799 residents and just under 16,000 households. With its roots dating back to the early 19th century, ‘Camberley’ was formally named in 1877. From there, it continued to grow from heathland to the expansive residential area it is today.

Property-wise, the area truly offers something for everyone. With beautiful period properties dating back to the Georgian and Victorian periods, late modern and postmodern homes as well as a number of family-friendly newer build developments like Wellington Park and the convenience of stylish new apartments dotted around the town centre.

As the main urban hub in Surrey Heath, Camberley’s busy town centre features many restaurants, pubs, a cinema, Camberley Theatre and shopping mall (plus lots of Camberley estate agents!). A short walk from town, you’ll also find the very well-equipped Places Leisure Camberley. Camberley also benefits from excellent road nearby links via the M3 and A30 and slightly further afield the M4 and M25, which make commuting to London, south, east and west straightforward.

St Michael’s & St Paul’s

Among Camberley’s most prestigious residential areas, St Michael’s and St Paul’s are situated just south and south-west of the town centre. These leafy wards are known for their wide, tree-lined avenues and substantial detached homes, many set within generous plots.

Notable roads include Upper Park Road, Lower Park Road, The Avenue and Crawley Ridge, all of which are synonymous with large, individual and characterful properties and executive family homes. The area is also well placed for outdoor space, with Watchetts Recreation Ground and Camberley Heath Golf Club nearby, while the open heathland of Barossa Common lies within easy reach.

Its proximity to Camberley town centre, access to excellent schools and commuter links further enhance its reputation as one of the town’s prime residential locations.

Parkside

Tucked alongside the Portsmouth Road (A325), Parkside is a quiet and established residential neighbourhood often associated with neighbouring Heatherside. The area comprises mainly detached and semi-detached family homes arranged along peaceful cul-de-sacs and residential roads.

Parkside benefits from its close proximity to nearby woodland off the Maultway, High Curley Point as well as playgrounds and open green space. It is also conveniently located for access to Frimley Park Hospital and the nearby rail links at Frimley.

The combination of accessibility and a calm residential feel makes Parkside particularly appealing to families and commuters.

Watchetts

One of Camberley’s largest wards, Watchetts stretches from the edge of the town centre across to the busy Frimley Road (A325). The area offers a diverse housing mix, including 1930s homes, post-war properties and later infill developments.

Here you’ll find Watchetts Recreation Ground, a popular and expansive community green space providing sports pitches and recreational facilities (and home to Camberley Rugby Club). The ward also benefits from easy access to Camberley’s main shopping and leisure amenities, including The Square Camberley and the Atrium Camberley, home to restaurants, a cinema and entertainment venues.

Its central positioning makes Watchetts particularly attractive to those seeking convenience and connectivity.

Old Dean

Developed largely in the years following the Second World War, Old Dean is a well-established residential suburb adjacent to the A30 London Road and characterised by mid-century semi-detached and terraced homes, many arranged around green spaces and pedestrian walkways.

The area takes its name from Old Dean Common - a very large and important area of local heathland and woodland that borders the housing development. The area provides endless walking trails and is hugely popular with local dog walkers and mountain bikers alike. The neighbourhood is also home to Collingwood College, one of the area’s principal secondary schools, as well as several local shops and community facilities serving residents.

With its strong community identity and access to open space, Old Dean remains a popular choice for families and first-time buyers.

Heatherside

With the majority of homes here built in the late 1960s and early 1970s, Heatherside is a substantial residential estate designed firmly with families in mind. The neighbourhood features a mixture of detached and semi-detached houses, many arranged along quiet crescents and cul-de-sacs.

At its heart lies the local shopping precinct, providing day-to-day conveniences, while extensive playing fields and a playground form a defining feature of the estate. Heatherside is home to Heather Ridge School, with Ravenscote and Tomlinscote Schools also nearby. It is further close by to Pine Ridge Golf Club, and within easy reach of Frimley Lodge Park, adding to its appeal for families.

Well connected yet distinctly residential in character, Heatherside remains one of Camberley’s most established and family-friendly neighbourhoods.
