Step 1: Property valuation

Step 2: Organise your finances

Step 3: Marketing your property
When marketing your property, promoting your property with good quality images on websites and social media, as well as calling through buyer databases can help you get the right offer and buyer.
Step 4: Virtual viewings
Using the latest technology, we will create a virtual video of your property for your prospective buyers to view virtually from the comfort of their own home.
Videos allow prospective buyers to get a feel for your property before they book a physical viewing. This means that physical viewings will be with buyers that have already shown interest and are genuinely interested.
Step 5: Physical viewings
Your agent will accompany all buyers on viewings and will highlight the attractive features that may not be immediately obvious. We will also have any important information on hand (e.g. car parking spaces, rights of way). We'll also contact you shortly after the viewing finishes, to let you know how the viewing went and give any feedback.
Step 6: Negotiation
We will liaise with the buyer on your behalf, to negotiate you the best price. We will offer advice based on their position (e.g. mortgage buyer, chain free) and your position (e.g. upsizing, downsizing). We will vet prospective buyers’ by asking for proof of funds, mortgage offer in principal and check that their existing property is sold subject to contract.
Step 7: Instruct a conveyancer
We offer the complete service to sell or buy any property. We understand the importance of working with a good solicitor who puts customer service at the forefront of its company ethos. We have worked hard to negotiate the fairest rates and terms for our clients with a number of conveyancing firms who meet specified quality standards.
Step 8: Exchange of contracts
The legal exchange of contract is where a non-refundable deposit (normally 10% of the purchase price) is transferred over to your convenyancer. At this point, both parties are bound to go through with the transaction or you will lose your deposit.
Step 9: Completion
On completion day, your money will be transferred and your buyer will be able to move in to their new home. This is usually approximately 1-2 weeks after the exchange of contracts.
