What UK Property Buyers Really Want in 2026

New Year, new buyer demands? Well, it’s not completely a case of out with the old, in with the new – but there is a shift in some of the things that matter most to home buyers. We’ve done some digging through recent survey data, property market reports, and expert insights to compile a summary of the five features topping buyers’ wish lists (and a few extras).  

With Rightmove previously predicting asking prices to grow by 2% this year, if you plan to sell your home – or if you want to keep future-proofing – this blog should make for useful reading on how to ensure you achieve maximum value. 

 

1. Energy Efficiency & Lower Running Costs 

For the last few years, we’ve noted growing buyer scrutiny on energy efficiency. And, in 2026, this is now almost non-negotiable for buyers thanks to high energy bills and environmental concerns. Buyers are scrutinising EPC ratings (C rating or above desired), insulation quality, double glazing, and efficient heating systems. Features like solar panels and smart energy systems are also quickly rising in demand.  

2. Flexible Home Office Space 

With 28% of the UK workforce now hybrid working, this is a trend that is increasingly shaping buyer preferences. Buyers want separation between work and living areas. This means a dedicated office or flexible extra space – be it a spare room, converted loft, or garden office – is now a big plus (or borderline essential for many). It’s important too that the space in question has strong broadband connectivity and good natural light.  

3. Outdoor Space & Indoor-Outdoor Flow 

Now this one isn’t a brand-new trend, but gardens and outdoor areas continue to be crucial, even in urban areas. At a time when household budgets are squeezed, having private outdoor spaces (even small patios and balconies) is invaluable for prospective buyers. This taps into an established UK-wide trend for entertaining and socialising more at home, which has snowballed post-pandemic.  

South-facing gardens have an evergreen appeal (excuse the pun!), while attractive patios, decks and the presence of bi-fold or French doors that enhance the indoor-outdoor connection are also big selling features. 

4. Modern, Practical & ‘Move-In-Ready’

This is a wider trend and one that we have personally seen lots of evidence of. Most buyers – and particularly first-time buyers – prefer ‘move-in-ready' homes with contemporary designs over lower-priced than properties needing renovation. Buyers in 2026 want new/modern kitchens with integrated appliances, well-designed, bright open-plan living spaces, and downstairs WCs. 

5. Location & Local Amenities 

Location remains the top overall factor for buyers – it is, after all, the one thing you cannot change after moving in! Buyers are looking for ease of access to amenities, local transport links, and walkability to things like shops, schools and parks. The appeal of a central location is even seen as being more important than the property size for an increasing number of buyers.  

Other Features Growing in Demand 

  • Off-Road Parking & EV Charging – Private driveways and charging points are increasingly valuable, particularly for family buyers in suburban areas.  

  • Adaptable Adjoining or Annexed Spaces – Self-contained annexes, extra rooms, or multi-use space (for guests, rental, hobbies) are growing in popularity.  

  • Smart Home Technology – Smart thermostats, lighting control, and integrated security systems promise convenience and are popular, particularly among younger buyers. 

  • Walkable Neighbourhoods – Homes where all day-to-day needs can be reached on foot are gaining in appeal as buyers focus more on lifestyle.
