The percentages below are applied in each case to the monthly rent payable by the tenant as stated in the tenancy agreement, and is payable in full where any or all tenants remain in occupation.

8% - sole agency for initial 12 month tenancy, then 6% for any extension whether a fixed term or periodic basis.
10% - joint/multi agency for initial 12 month tenancy, then 8% for any extension whether a fixed term or periodic basis.
A set up fee of £250 is payable by landlords on all new tenancies to cover administration costs (this fee includes two tenant references, tenant right to rent checks, initial Tenancy Agreement, photography and a floorplan).
